New Bedford Commercial Real Estate
Waterfront industrial, business parks, downtown offices and mill space in New Bedford, now connected to Boston by commuter rail.
The market
A working port with a new rail link
New Bedford combines one of the country's busiest commercial fishing ports with downtown mill buildings, industrial parks and retail corridors. Since March 2025, two commuter rail stations connect the city to Boston, which makes downtown and the waterfront easier to reach for staff and customers.
Port and marine industrial
Waterfront property serves fishing, seafood processing, marine services and cargo. The state-owned Marine Commerce Terminal finished staging Vineyard Wind, and the state plans to expand its heavy-lift storage area by 2028 while the city looks for other cargo during the offshore wind pause.
Industrial parks
Business parks with highway access to I-195 and Route 140 hold manufacturing, distribution and service businesses.
Downtown and mills
Historic downtown buildings and converted mills offer office, retail and creative space, now within reach of the Church Street and New Bedford stations.
